Ladder Required $20
Applies when our cleaning team is already on-site and a ladder is needed to replace
an elevated item such as an AC filter, smoke alarm battery, or light bulb.
Separate Quick Dispatch $35 minimum
When a team member must make a separate trip to the property for a quick replacement or minor adjustment.
Includes dispatch and up to 15 minutes on-site. Additional work is billed at the applicable maintenance rate.

- Test ice maker and water dispenser; replace water / air filters when needed

Appliances and work areas must be accessible. Replacement parts, filters, batteries, cleaning tablets,
descaling solution, hardware and other materials are billed separately when required.
Starting investment is based on property size at $100 per bedroom. Final program pricing is confirmed after an on-site review of layout, system count, complexity, and condition. Pricing covers labor only; required materials are billed separately.
Preventative Maintenance Program discount applied: 10% off hourly maintenance labor.
Basic Maintenance $55/hr
Common STR service calls and simple repairs, including:
- Jammed garbage disposal / disposal reset
- Simple toilet or drain clogs
- Loose toilet seats, handles, hinges & hardware
- Door latch / alignment adjustments
- Smart-lock, keypad, TV & remote troubleshooting
- Furniture and bed-frame tightening
- Minor appliance resets / basic diagnosis
Skilled Maintenance $75/hr
More involved STR repairs and preventative maintenance, including:
- Minor drywall patching & touch-up painting
- Tub, shower, sink & countertop caulking
- Minor plumbing leaks, P-traps & toilet hardware
- Dryer vent cleaning
- HVAC condensate / drain-line clearing
- Door, lock & hardware repair
- Minor non-licensed plumbing/electrical troubleshooting
After-Hours / Holiday $100/hr
For urgent guest-facing issues outside M–F 9am–5pm, such as lock/access problems, active minor leaks,
clogged toilets, disposal issues, or other time-sensitive problems that cannot reasonably wait until normal service hours.
*Licensed work (major electric/plumbing/HVAC) is referred to 3rd party pros.
